Homeowners should beware of the implications of Cross London Rail link


Homeowners or anyone looking to purchase a property in London should take notice of the Crossrail project.

The Project:

Cross London Rail Links (Crossrail) is developing a new railway route called Crossrail through London (West-East) from Maidenhead and Heathrow via Paddington, Liverpool Street and Stratford to Shenfield, and via Whitechapel to Isle of Dogs (Canary Wharf), Woolwich ending at Abbey Wood.

Planning works will commence in 2009 and main construction works will start in 2010 with hope of the Railway being operational in 2017.

How will this affect me?

This depends… you could suffer the disadvantage of being permanently blighted by your proximity to Crossrail, however, you could have the advantage of an improved transport infrastructure.

Lyndon Campbell, Head of Conveyancing at Simpson Millar LLP states: "It is important for conveyancers to be diligent when conducting searches, you must be fully aware of the proposals and the impact they could have on the purchase property. The new railway route poses many questions that must be answered eg how far away will it be from the property, is it marked for compulsory purchase?"
