Buying properties at auction
We offer a special service to landlords who are considering buying a property at
auction. Auctioneers will provide a legal pack to potential buyers prior to the
auction. We advise anyone who is considering buying a property at auction to get
the legal pack checked over by a solicitor as, once the hammer goes down, you are
obliged to buy the property.
If you fail to get proper legal advice on the pack you could end up with a property
that will not sell, cannot be mortgaged or has other issues which seriously affect
its value.
We offer a fixed-fee service to review the legal pack at just £100 + VAT. When we
have reviewed the pack we can advise you of its contents in a convenient phone call.
If you do use our fixed-fee auction service and then go on to instruct us to complete
your conveyancing, we will deduct £100 from the conveyancing quote on the purchase
of the property.

Rent arrears
If you need prompt recovery of rent arrears our Debt Recovery team is on hand to
help you out. We can pursue unpaid rent and rent arrears and provide tracing services
to locate tenants who have absconded.
We act on behalf of letting and management agents as well as private landlords and
we can act throughout the UK. In most cases we can act on a fixed- fee basis.

important legal rights which prevent them from being evicted and you must legally
obtain a court order before you can enforce any right to possession or re-entry
to your property.
